Sutton Homes June Construction Update
As of 07/01/10 the Sutton Homes Revitalization Project is 49% complete. The Clubhouse is scheduled to be complete 8/13/10 and the first residential building is scheduled for the end of Sept. Although the project experienced some delays, the development construction team continues to work diligently to remain on schedule for a completion date in late December 2010.
On July 1, staff hosted a construction update meeting at the Woodard Center and in collaboration with an independent marketing firm began discussing potential names for the revitalized development. It was a general consensus that Sutton remain in the name and the most popular voted names for the development were:

On July 15th, the management company is scheduled to begin pre-leasing at the property, and on July 22nd staff will host a meeting at the Ruth Woodard Center, 1011 Locke Street to update previous residents on the process of relocation to the Revitalized Development. All previous residents with an interest in returning to the property are encouraged to attend.
Sutton Homes March Construction Update
As of 3/15/2010 the project is 22% complete, foundation construction for buildings 9, 10, and 11 have begun, and the retaining wall behind the clubhouse has been constructed.
Be on the lookout for a suggested naming mailer which will be further discussed at the upcoming community meeting.
Staff is also participating in the Walters Street charrettes being hosted by the City of San Antonio’s Fort Sam Houston Community Development Office and in the next quarter will begin contacting previous residents to determine interest in re-occupancy of the redeveloped Sutton Homes.
Sutton Homes Construction update of February 30, 2010
Construction at the Sutton Homes Revitalization Project is approximately 19% complete.
The Clubhouse foundation is now complete and prep work for the next pad is underway.
Significant delays were encountered due to weather, fiber optic cable relocating and the moving of a couple utility poles.
Staff is partnering with community organizations to explore further opportunities for the continued development of the site, and dedicating significant time to ensuring collaborative effects for the success of the development.

Construction at the Sutton Homes Revitalization Project is approximately 17% complete.
Two residential building pads have been poured, along with significant progress of the clubhouse. The developer continues to work closely monitoring the relocation of the Fiber Optic cable, and although some delays are attributed to current weather conditions the project continues to move forward.

As of December 31, 2009, demolition was complete and redevelopment of the Sutton Homes Revitalization Project is approximately 14% complete. A short delay has been encountered due to a delay relocating a Fiber Optic cable; however the developer has been able to work around this area and continue with progress of the project redevelopment.

To date the demolition is approximately 95% complete with two building remaining for demolition; infrastructure construction began in December 2009.
A Sutton Homes community meeting is scheduled for a construction update on December 10th, 2009 at the Woodard Center, and a ground breaking ceremony is planned for December 15, 2009, where speakers will include Rep. Ruth Jones McClendon, City Councilwoman Ivy Taylor, SAHA Board Chairman Ramiro Cavazos and SAHA President/CEO Lourdes Castro Ramirez.

Sutton Homes Construction Update
as of September 30, 2009
Demolition of Sutton Homes began the second week of September on the northeast corner of the property with the removal and salvage of metal rooftops, doors and windows. SAHA along with Franklin Construction is making extensive efforts to reuse useful materials by not only salvaging metal but also recycling the concrete curbs, sidewalks and foundations by crushing it into gravel and reusing it as base material on site.
To date the demolition is approximately 5% complete and construction remains on schedule to begin December 2009.
In addition, SAHA is working with local artists to preserve and display five murals that were a part of the original Sutton Homes by having them recreated.
A ground breaking ceremony is being planned for late-November 2009.
Construction Status
Demolition for the Sutton Homes revitalization is expected to begin in the fall of 2009. Construction for the project should be completed by spring 2011.
Revitalization
The revitalization of Sutton Homes includes demolishing all of the units on the 28.5 acre site and building approximately 400 new, mixed-income units in two phases pending available funding.
The first phase includes 194 one-, two-, three- and four-bedroom units located throughout eight residential buildings.
Community amenities include a clubhouse, swimming pool, and community and business centers, a large playground and six picnic areas with grills.
Forty-nine of the units will be dedicated to public housing, with the remaining units being a mixture of affordable and market rate.
Because of its close proximity to Ft. Sam Houston, the revitalization of Sutton Homes will benefit the neighborhood and provide an affordable living option for those who will fill the hundreds of jobs expected to be added to the base in the near future.
The architect for Sutton Homes is the RPGA Design Group and the developer is Franklin Development Company.
Residents
The more than 200 families currently residing at Sutton are being relocated until construction is completed in spring 2011. Residents are being offered units in other SAHA family communities or Housing Choice Vouchers (Section 8) that allow residents to choose a private rental unit.
Residents began moving from Sutton in June 2009 and all families should be relocated to their new housing by the end of August 2009.
Residents who lived at Sutton prior to its revitalization will be given an opportunity to move back to the community when construction is completed. Applicants selected to live in the 49 public housing units will be randomly selected from a “lottery” system.
